😷卖房 run…？

高手们😰我来问问…明年到国外工作，想卖房，但还有8个月产权满两年……没满两年估计有个比较大的税…15w/20w？是捂8个月呢还是别捂了…😭 这情况我就头疼，而且现在挂也不可能一下子卖掉，至少得好几个月才有人接盘吧坏情况就是挂一年都没人买……但哪种情况都是人不在国内，还要来回跑？ 😭😭

我认识的一个阿姨，在成都有铺面，平时租出去，自己在美国的亚洲超市做收银员，一边拿美国的工资和福利，一边有国内的房租收，国内国外都有家。所以如果你的经济条件允许的话，不妨考虑一下留着房子。你移民了不影响你国内收租啊，目前的局势也还不至于要房子充公吧，也不可能。房子如果亏太多卖出去就有点划不来。至少持平吧😒

国内的卖了到国外买房，然后出租，租金是国内的一两倍，加杠杆租金到三倍四倍 😷

我覺得等8個月不是太大的問題。用這八個月研究潤哪個國家，制訂計畫，準備資料，學習語言

有的地方可以远程公证卖房的，委托国内亲属之类的，如果你家也允许这样那就没事。但你这个卖房款怎么出去比较麻烦。

& 如果你在美国之类的，并且是tax resident，税的问题要搞搞清楚

你可以委托国内直系亲属（父母）帮你卖房 过程蛮简单的 公证费用大概几千块 如果出国前就办公证也许会更便宜

这个简单，你在国内办张visa或者mastercard，一样办一张，去日本还可以多办一张JCB，如果去美国也可以选American Express。办那种全币种的（不要银联标识），直接在海外刷卡就可以了，能刷卡就刷卡，没有交易限制，根本不愁用不完，还款就用人民币，当然你也可以不还。
