1.保证料和海外审查关系不大，主要看是不是外国人。基本都是大概一个月房租。有分期付款的选项。 2.初期费用没什么可以谈的。但是可以省的很多。我可以去帮你找到不要礼金和押金的房子。部分新筑甚至会在这个基础上有有免除一个月租金的优惠。

龟龟，东京还真是寸土寸金啊。看大小感觉也就10个平方？尽然要租到16-19w。是因为地段和采光好，还是因为日元贬值导致房租上涨了啊，我印象里东京租个一居室只要10w来着。

以我多年在东京找房经验，这个房子只要是在23区范围内，除非是非常边缘的地方，这个视频里目之所及范围内，我估计月租应该在16-19万，加管理费不超过20w

我发现我可能对房价这个东西真的比较敏感，之前在国内租房子的时候也是一样，自己租的房子不算，看了一大圈把整个城市通勤圈各个位置房子平均价格都摸的差不多了。另外其实现在日本租房房价都透明的，suumo之类的多看个几天，30万以下的房子各个价位什么区间都能摸出来。你发的这套目光所及已经是12万到15万的配置，加上本身看起来是新筑公寓又值多一点，海外看房大概率是第一次来日本的，第一次来日本不太可能找交通不方便的房子，要么在山手线要么有停车场，价位又要多加几万
